Hill, Sr. Members Present Members Absent Staff Present Nicholas V. Hill, Sr. Wayne Keefer Corinne Guglielmini David Pool (arrived 12:20) Ronnie Brezler (Excused) Keith McMunn Stan Steele Marlene Benson Ayodeji Badaki Bill Beard Tasha Walls 1. The Regular meeting was called to order by Chair Nicholas V. Hill, Sr. at 12:04 pm. 2. There were no public comments noted. 3. No changes to the June 18, 2020 agenda. 4. A motion to approve the May 2020 minutes was made by Mr. Beard and it was seconded by Ms. Walls. Motion passed. 5. Washington County Housing Solutions had no new business. HAWC received the draft of Form 990 which is due on July 15, 2020. We also received the energy efficiency grant of $80,000 for work to be completed at the Tanglewood property. 6. Executive Director’s Report – The evaluation for Ms. Guglielmini has been approved and signed. She has committed to a 3-year contract. She had her last meeting with Gov. Hogan’s task force. Discussions related to the start of school. No decision has been made on this subject. HAWC is still dealing with Covid-19 related issues. We are currently undertaking the purging of our waitlist. We’ve dropped about 600 applicants from the waitlist. We’ve had several phone calls due to unemployed participants. Jordi at the CAC called and was surprised we only have five participants behind in rent. The senior nutrition sites and CAC are currently working together. These sites are still not open. Currently evaluating cleaning companies to hire for sanitation of the sites. We will mimic nursing home rules set by Gov. Hogan on when to reopen the Senior Nutrition Sites. Mr. McMunn has commissioned an appraisal to be done regarding Francis Murphy. The Tanglewood property energy audit is today for all 17 units. 7. Financial Report – For the month and fiscal year ended May 31, 2020, revenue this month included $76K CARES Act funding used for IT expenditures enabling remote access for the staff and covering stay at home payroll costs. YTD revenue is now favorable to budget despite the shortfall in budgeted grant revenue. Current month expenditures were well under budget in several areas. Payroll and maintenance expenditures were both favorable. The savings for exemption of property taxes at Tanglewood and our single family units were booked in May adding to the favorable cost variance. YTD costs are favorable to budget. With one month to go in the fiscal year, it appears FY2020 financial results will indeed to a tough act to follow. Also currently there is $1.3 million in the money market account. Planning has begun for the preparation of the annual audit and regulatory submissions. Francis Murphy revenue for the month and YTD are slightly over budget. Total expense for the month was near budget. YTD costs are favorable to budget through 5 months of operation. The YTD bottom line is favorable to budget. 8. Discussion held regarding the possible in person Board meeting for July. It was decided to resume the Board meetings at HAWC’s main office. 9. The regular meeting adjourned at approximately 12:42 pm. 10. Next meeting on Thursday, July 16, 2020 at 12:00 pm.
